Water Heater Burst

Mrs. Miller had a water heater burst in her home last week causing extensive water damage throughout her entire home. Water had traveled throughout every room of her 1250SF home and was over a ¼” standing in several areas. Mrs. Miller was already 3 days into this insurance loss when she had reached out to us for our water damage repair and clean up services. At this point unfortunately the water had started to change from a Category 1 (clean water loss) to a Category 3 (blackwater/bacterial) water damage loss. She had attempted to soak up as much as she could when it initially happened but did not realize the extent of water that had come from the leaking water heater.

Restoration Process

water repairOn Day 1 of restoration we first had to pack out all of her contents located within the house. This included furniture, bedding, clothes, electronics, cabinets, food, and personal affects. Once all contents were inventoried and moved our initial demo and water testing could finally take place. With all contents removed from the property we were able to perform a proper assessment of the extent of damages to her home. We removed all wet carpet, carpet pad, base trim, drywall approximately 2’ up, wet kitchen cabinets, vinyl, and wet non salvageable building materials from the property. Once all wet material was removed initial equipment was set up to properly dry and dehumidify the property . Approximately 24 air movers and 4 XL dehumidifiers were set in place and the drying process was able to begin. One issue when drying a home out is the electrical load that the air movers and dehumidifiers put on the electrical system. In Mrs. Millers home (built 1950’s) this was especially true and special accommodations had to be made in order for the equipment to run correctly. The total time to do the water damage repair and to dry out Mrs. Millers Charlotte, NC home was 5 days including 1 day spent packing her contents out and preparing for the equipment set up.

We were able to meet with the handling adjuster from Met Life Insurance Company today to discuss damages and begin preparing an estimate for damages to the home. All flooring throughout the home will be replaced (vinyl, carpet, and laminate wood floors), drywall repairs, painting throughout, and all kitchen and bathroom cabinets. The total repair time to put Mrs. Millers home back into a “pre-loss condition” will take approximately 3-4 weeks from start to finish.
